Groundbreaking for 12-house pocket neighborhood moves the project forward

A local developer with big plans for the housing of the future took a giant leap recently as ground was broken for Tembo Eaton Village. 

Family, friends and dignitaries took part in the groundbreaking ceremony in Eaton Rapids on Sept. 24 at the site of the planned pocket neighborhood, which will include 12 houses ranging in size between 600 and 1,100 square feet.

“This pocket neighborhood of Tembo homes is aimed at homeowners who seek to downsize from larger homes and give up all the hours it takes to maintain them, as well as for those who want to minimize their carbon footprint by living on energy-efficient and attainable housing in this unique setting,” said Brent Forsberg, president of T.A. Forsberg Inc. “The houses will be built on slightly more than one acre, clustered with a central green space, creating a sense of community not found in traditional neighborhoods as all resident share common ground.”

Eaton County Chief Deputy Treasurer Tracey Gordeneer said she was impressed with T.A. Forsberg for taking a foreclosed and abandoned mobile home park and turning it into a showcase neighborhood.

“This is what we like to see as the end result of this property, not only to improve the neighborhood, but to be an asset for the community,” Gordeneer said. “I feel this project is one of our greatest success stories. It not only creates jobs and improves property values for the whole neighborhood, but will also benefit the city and county as well. We hope to see more success stories like this.”

Eaton Rapids Mayor Paul Maleski commended Forsberg for turning a dilapidated mobile home park into an innovative housing opportunity in which the city can take pride.

“Revitalization and reinvestment in our neighborhoods is so important when it comes to community pride and community ownership,” Maleski said. “It is hoped that through this project and others like it, Eaton Rapids will continue to grow and prosper and provide opportunities for all.”

Forsberg said pocket neighborhoods have many positive attributes, including:

  • Satisfaction in knowing that by living in a pocket neighborhood you are using fewer nonrenewable resources and contributing less to global warming.
  • A dedicated pedestrian space free from traffic and safe for children and adults.
  • Although the houses are generally close together to create a greater sense of community, they are designed to ensure privacy with the use of careful window placement and individual gates or gardens that designate private spaces.

T.A. Forsberg is working with local real estate agents on purchasing units in Tembo Eaton Village, and has met with Eaton Federal Savings Bank on streamlining financing for homebuyers.
